Fractional Ownership
Fractional Ownership allows a property to be sold in shares to multiple like minded individuals rather than as a whole in the case of a traditional full sale. Usage of the property is dictated by a Revolving Calendar which forms part of the Fractional Ownership Legal Documents Pack. This legal documents pack also contains the Contractual Rights, Responsibilities and Obligations of all the fractional owners.
As part of our due diligence process we will ascertain the most compliant structure allowing for country legislation and taxation implications for the Fractional Owners.
On Title
Where local legislation allows we will use the services of our local lawyer to place the fractional owners directly on the title documents in proportion to their percentage ownership of the property.
Company Structure
A company is formed that will hold the title of the property and the fractional owners hold shares in the company in proportion to their percentage ownership of the property. Our trust specialist then holds the directorships and company secretary position in that holding company as a nominee for the Fractional Owners. This is a secure and compliant structure as the Fractional Owners have an independent trust company looking after their interests in the company holding the property.
Trust Structure
It may be for a number of reasons that the on title or company structure is not the most compliant or efficient structure. In this case a trust structure will be set up to hold the property for the fractional owners.
The calendars
At the heart of any Fractional Ownership model are the Rotational Calendars. These detail an owners usage over the year. Our Rotational Calendars rotate, giving each owner prime weeks on a fair basis. We have four Rotational Calendars that have been designed to maximise an owners use of their property whether it is Ski, Golf, Beach or a 12 month resort offering Ski in the winter and Golf in the summer. All Fractions Abroad Ltd calendars provide for two weeks downtime to allow for maintenance and repairs to take place. Each property will be sold with a specific calendar that most suits that location. This may require a single or two weekly calendar or a combination of the two. We also have a calendar that will benefit the owner who jets away for the whole of the winter.
Management
All homes sold on a Fractional basis with our Fractional Model have to be fully managed on behalf of the owners. The homes are cleaned prior to each owners holiday period, the inventory of furniture etc maintained, any breakages replaced, repairs undertaken swiftly, scheduled maintenance organised and carried out in the calendared maintenance weeks, bills paid from the management fees and a schedule of income and expenditure supplied to each owner. The costs of the full management service are shared amongst the Fractional owners which dramatically reduces their yearly outgoings in just having a property abroad.
Furniture
The cost of full furniture packs is included within the fractional price of the property. This pack will include everything that will be needed, beds, furnishings, curtains etc right down to forks, plates and salt cellars. As the furniture forms part of the fractional price yet again clients benefit from only having to contribute their share of the furniture costs of their home.
